Standard Commercial Night Scope of Work
A standard office maintenance contract includes:
- Trash & Recycling: Emptying all desk bins, common area bins, and breakroom trash; replacing liners and hauling bags to the property dumpster.
- Restrooms: Deep cleaning, disinfecting, and polishing sinks, toilets, urinals, and mirrors; restocking soap, paper towels, and toilet paper (supplied by client).
- Breakroom / Kitchenette: Wiping down countertops, exterior of appliances, and sanitizing the sink area.
- Dusting & Surfaces: Wiping down main lobby desks, conference room tables, and dusting reachable ledges, window sills, and office equipment.
- Floors: Vacuuming all carpeted areas and damp-mopping all hard surface flooring (VCT tile, polished concrete, laminate).

Built-In (Included in Your Monthly Retainer):
Your night crew carries a basic utility pouch (screwdriver, pliers, WD-40, and basic backup lightbulbs). They automatically fix these on the spot during their cleaning rotation:
- Tightening loose door handles, cabinet knobs, or switch plates.
- Lubricating squeaky hinges or sticky drawer tracks.
- Replacing standard, easily reachable burnt-out ceiling lightbulbs (client provides bulbs or you charge a small materials fee).
- Securing loose trim or peeling weatherstripping.
Identified & Reported:
If a repair requires specialized tools, ladder work above 6 feet, drywall patching, or plumbing/electrical troubleshooting, the crew logs it in their night audit. You send a digital report to the owner the next morning with a fixed quote:
- Fixing a slow-draining breakroom sink or running toilet.
- Patching and painting holes or heavy scuffs in drywall.
- Replacing stained or water-damaged acoustic ceiling tiles.
- Re-hanging or repairing broken cabinet doors.
Critical Commercial Add-Ons:
- Carpet Hot-Water Extraction (Shampooing): $0.25 to $0.45 per sq. ft.

3. The Clean Freak
Our signature “elbow grease” deep clean that reaches every nook and cranny.
- Focus: Heavy scrubbing and detail-oriented grime removal.
- Includes: Hand-scrubbing baseboards, high dusting, shower grout detailing, and intensive kitchen degreasing. Walls that require excessive scrubbing will need to be painted.
- Best For: First-time visits or seasonal “Spring Cleaning.”
4. Move-In / Move-Out (Restoration)
A complete “blank slate” service for empty homes.
- Focus: Total property restoration for buyers, sellers, or renters.
- Includes: All “Clean Freak” details plus the interior of all cabinets, drawers, and appliances.
- Best For: Preparing a home for the market or moving into a new space.
Note on Condition: Homes with extreme neglect, heavy clutter, or impacted grime may be billed at our $85/hr/cleaner Restoration Rate to ensure we have the time to do the job right.

- Decluttering: When we are required to move and organize things in order to get in to a room to clean the room properly.
- Extreme Soil Restoration: Homes with extreme neglect, hoarding conditions, or impacted grime that requires specialized equipment.
